As The Plaza Harbour Island nears completion, owners of the residences are looking forward to moving in, says Len O'Donnell of the Patrinely Group, the developer.
O'Donnell says 80 percent of the nearly 130 luxury residences have been sold and Patrinely Group is confident the remaining residences will be purchased before year's end.
The Plaza's success can be attributed to several factors, says Don Niederpruem, president of United Landmark Associates, which handles marketing for the community. "The Harbour Island address is a key ingredient because of all the amenities on the island," he says. "The Harbour Island Athletic Club, arguably one of the finest athletic clubs in the region, is just across the street. There is the Westin Hotel and restaurants on the island. And The Plaza residents will have easy access to all of the amenities in downtown Tampa."
Along with a choice location, The Plaza residences have proved irresistible to buyers, O'Donnell says.
"So many of the condominium buildings that were released for sale from 2002 to 2003 had a high percentage of buyers who weren't sure if they were going to live in the units they bought or hold on to them as real estate investments," he says.
"With The Plaza, buyers knew they had the opportunity to buy luxury residences with high-end finishes. The residences in The Plaza are larger than most downtown condominiums and the property boasts a resortlike atmosphere. The majority of people who bought a residence in The Plaza did so with the intention of living here and that sets us apart."
The Plaza "offers a different lifestyle," O'Donnell says. "It really is resort living with a valet, a concierge and loads of amenities. It is reflective of the type of residence you would find in New York, San Francisco or Miami, and we believe it is the first time such a lifestyle experience has been available in Tampa."
The amenities at The Plaza include spa treatment rooms, a tropically-landscaped pool terrace, meeting rooms, social rooms, a media room, a state-of-the-art fitness center and a business center. The Mediterranean-style architecture is enhanced by lush landscaping, fountains and open spaces.
"We have a fully-furnished and well-appointed guest suite located in the building," O'Donnell adds. "A resident of the building can invite a family member, a business associate or a friend to come and stay in one of the guest suites. I think that is something our residents will like and will utilize."
A variety of homes are still available for potential buyers.
"We held back a number of residences so that we could put some really nice finishes in them and highlight them at the preview event" on Sept. 26, O'Donnell says.
"We held onto a mix of different types of residences, including some 1,400-square-foot one-bedroom units with a den and several two-bedroom residences with 1,800 to 2,200 square feet. We have one large penthouse on the east side of the tower and one facing south with a beautiful bay view. We also have a fantastic 3,300-square-foot residence in the center of the building on the 17th floor that offers spectacular views."
Residences boast 1,400 to 4,300 square feet of living space and are priced from the $500,000s to $3 million. "The majority range from $700,000 to $1.3 million," O'Donnell says.
