Taylor Morrison has introduced five new floor plans into the Tampa Bay market as a way of expanding the builder's presence in the luxury home market. The Tuscany in Ladera and the Manor Collection of four new floor plans, which are available in Lake Thomas Pointe and Channing Park, represent the best of the company's century-plus experience in homebuilding, according to Cammie Longenécker, West Florida vice president of sales and marketing.

"The Tuscany is truly a home built for entertaining," Longenécker says. "The award-winning Tuscany model at Ladera pays homage to its namesake with regional-inspired architecture and an impressive open rotunda with winding staircase. It is actually a very popular courtyard model that we have been building successfully in Texas, and it perfectly fits the Florida lifestyle."

The furnished Tuscany model encompasses the luxury and beauty available in Ladera, a community in Lutz. Tucked away in the natural beauty that surrounds Lake Merrywater, Taylor Morrison has created a gated community of 168 single-family homes on estate-size home sites as large as an acre.

The Tuscany contains approximately 5,000 square feet of living space, with five bedrooms, 5.5 bathrooms and a three-car garage. A fully loaded gourmet kitchen, breakfast nook, family room, dining room, guest room, a game room and a media room are some of the lifestyle options available in the furnished model.

"The private mother-in-law suite can be used as an office or art studio," Longenécker says. "The stately wrought-iron gates, the outdoor kitchen, the second story balcony overlooking the swimming pool and the courtyard with outdoor fireplace all fit so well with the outdoor living we enjoy here in Florida."

"The master suite is a luxurious retreat that expands one side of the first floor of the Tuscany model," Longenécker continues. "It's a gorgeous suite, overlooking the back of the home, with private access to the expansive lanai. It has a very large spa-like master bathroom, enormous closets and a private sitting area. All of our luxury home floor plans have the master suite on the first floor with options for secondary bedroom suites upstairs."

New to the floor plan lineup is the Manor Collection, four new homes that range in size from 3,221 to more than 5,000 square feet of living space, with as many as seven bedrooms. According to Longenécker, the most significant aspect of the Manor Collection plans is the flexibility the designs allow for buyers to tailor their homes to their needs.

"We have an expansive design studio showroom with three full-time designers on staff to assist buyers in personalizing their new homes," Longenécker explains. "I think that is an important approach. When the customer is part of the design team, they tend to be more satisfied with the results."

The Flagler showcase home makes the most of its 5,000 square feet of living space with a second-story floor plan that allows for four bedrooms or two master suites, media rooms, game rooms or technology centers. The Hemingway design includes similar options, with as many as six bedrooms, a game room, loft and media center. The option of a second-story master suite, complete with a spa bathroom and private sitting area, adds flexibility to the spacious seven-bedroom Magellan plan. The Windover includes the flexible second-story bonus room, which can be used as a game room, media room, home office or even an additional bedroom. The Manor Collection is offered at Channing Park and Lake Thomas Pointe.

"All of the homes in the Manor Collection have a sense of spaciousness and elegant proportion," Longenécker adds. "They reflect the warmth and style that embodies the best of Florida living. These floor plans reflect the quality craftsmanship and exceptional design that Taylor Morrison is known for."

Homes in Ladera are priced from the $400,000s, while homes in the Manor Collection are priced from the mid to upper $200,000s.

"All Taylor Morrison homes bear the company's trademark signatures," Longenécker adds. "Those include excellence in construction, award-winning design, and a collaborative partnership between company and customer that ensures total satisfaction with each finished home."
