Southern Hills Plantation combines old Florida with rolling hills

At a time when life seems to be moving at an accelerated pace, the old Florida charm of Southern Hills Plantation offers a respite from the manic rush. The luxury master-planned community combines modern homes and amenities with the relaxed atmosphere and "very casual and elegant Southern lifestyle," according to Vicki Bratvold, vice president of sales and marketing with GreenPointe Communities.

Taking its cue from neighboring Brooksville, Southern Hills Plantation brings Southern ambience to some of the most unique topography in Florida.

Now, GreenPointe Homes is introducing its own collection of homes for sale.

"The homes we are introducing feature unique architectural styles, including folk Victorian, Georgian, Colonial Revival and Craftsman," Bratvold says. "The homes were designed by Deryl Patterson, partner in the renowned architectural firm of BSB Design. These designs allow owners to personalize their homes for their lifestyle enjoyment. Many options offer flexible spaces for garage storage, golf cart storage, second owner's suites, home offices and expanded outdoor living."

The new GreenPointe Homes designs range in size from 1,800 to more than 3,000 square feet and are priced from the low $200,000s to the $280,000s. The flexible space options can be seen in the company's new furnished Pinemore model, which was furnished by well-known award-winning designer Sisler Johnston Interiors.

"The model has an owner's suite and a second owner's sitting room, which could be turned into an exercise room, while the secondary bedrooms could be designed as offices with double glass doors," Bratvold explains. "The model has 2,490 square feet of living space on the ground floor, with a 41-foot covered porch that stretches across the back of the home, which includes a summer kitchen, paved flooring and a fire lounge. Owners can elect to add a second floor bonus room with bathroom and walk-in closet, and an expansive second floor covered porch to bring the square footage up to a very spacious 2,888 square feet."

Bratvold says that the new Pinemore model will allow buyers to see the quality construction and bold designs of GreenPointe Homes first hand.

"Our homes offer Intelligent Green features such as radiant barrier in the attic spaces and high performance low-E double pane insulated windows, which help reduce energy costs. The well-placed and perfectly oriented windows bring in the natural beauty of the outdoors and capture the spectacular views," Bratvold explains.

A resort-style swimming pool and tennis courts are among the community's high-end amenities, as well as miles of nature trails and sidewalks. Southern Hills Plantation Club's 18-hole championship golf course, designed by renowned architect Pete Dye, is one of the community's most striking features.

"The 20,000 square-foot, casually elegant golf clubhouse, which is steeped in the architecture of the Old South, is the perfect place for members to relax and socialize," Bratvold adds. "Perched high on the hill and overlooking the greens and fairways, the club offers spectacular views for miles. A separate 7,500-square-foot spa and fitness center presents more ways for members to be pampered or work out."

For a limited time, purchasers of GreenPointe Homes in the Manors neighborhood in Southern Hills will have their choice of one of two attractive incentives. They can choose no club lifestyle fees for five years or a free full golf club membership initiation fee. In addition, new homebuyers of GreenPointe Homes pay no CDD fees.
