Careful planning, strategic expansion and a bit of good timing has helped Southern Crafted Homes not only ride out the recent down economy but to grow in sales, employees and offerings.
Sales for the local homebuilder has increased 70 percent since last year, additional staff have been hired to help handle the increased volume, and a new community was recently opened that features larger homes on larger lots, said Jim Deitch, chief operating officer for Southern Crafted Homes.
"All in all, we've been cautious and have taken very calculated steps to help us continue to grow without overreaching," Deitch said. "Homebuyers have been integral to our success because they have remained eager to buy our homes in amazing communities."
As part of its growth, Southern Crafted Homes has opened a new community NAME? at Champions Club in Trinity. Showcasing larger homes on larger lots, Champions Club features homes with 3,800 or more square feet of living space and are on home sites ranging in size from 1/3 acre to lots that are more than half an acre. Homes in Champions Club are priced from $450,000 to more than $1 million.
"Although the economy has hit at all economic levels, there are still large families and multigenerational families who want larger homes," Deitch said. "Our homes in Champions Club provide a range of designs that meet every family need."
Some of the homes currently under construction in Champions Club include the Siena (with 3,801 square feet, four bedrooms, 3.5 bathrooms, a bonus room, a study and a three-car garage), the Palermo (with 3,817 square feet, four bedrooms, three bathrooms, a bonus room, a study and a three car-garage), the Florentine (with 3,939 square feet, four bedrooms, 3.5 bathrooms, a den, a sunroom and a three-car garage), and the Sorrento (with 4,880 square feet, five bedrooms, five bathrooms, a den, a game room, a guest suite, an exercise room, and four-car garage).
Another area of expansion for Southern Crafted Homes has been helping families who have their own lots enjoy the benefits of Southern Crafted Homes' award-winning home designs.
"A lot of people have been investing in land, knowing that some day they would build their dream home," Deitch said. "We're currently building a showcase home on Treasure Island in Pinellas County and that home, along with what we are doing in Champions Club, will demonstrate what we can do in our On Your Lot division. Families who already own home sites can tap into our expertise, using our home plans or custom home plans."
With the addition of Champions Club, Southern Crafted Homes now builds homes in four local communities: Devonwood in Land O'Lakes, the Preserve at Quailwoods in Wesley Chapel, and Stonegate, also in Land O'Lakes. Each of the communities, conveniently located with access to downtown Tampa, Tampa International Airport and the beaches of Pinellas County, is gated and there are no community development district (CDD) fees.
Devonwood features luxury, low-maintenance villas in Land O'Lakes, just six miles east of the Suncoast Parkway and less than a mile west of State Road 41 on State Road 54. Homes are priced from the $169,900's to the mid $200,000's. All exterior maintenance is handled by the homeowners association. The community includes a swimming pool, cabanas, gazebo and park. Homes range in size from 1,461 to 2,023 square feet of living space.
Stonegate features three product lines in five villages and is located in Land O'Lakes just six miles east of the Suncoast Parkway and less than one mile west of State Road 41 on State Road 54. Homes are priced from the $189,900's to $500,000's. The community includes a lap pool, resort pool, clubhouse, gym, playground, park, walking trails, and a catch-and-release fishing dock. Homes range in size from 1,700 to 4,500 square feet.
The Preserve at Quailwoods, just two miles from Interstate 75, features homes on oversized home sites priced from the $199,900's to $500,000's. The community features a gazebo, park, playground and walking trails. Homes range in size from 1,700 to 3,389 square feet.
Southern Crafted Homes has been building homes in the Tampa Bay area since 1990 and started building "green" homes in 2009. "All of our homes are FGBC ??? Green Certified and HERSNET Energy Certified for energy efficiency and low utility bills," Deitch said.
