K. Hovnanian offers buyers quite a deal

K. Hovnanian Homes has always focused on giving customers what they want, starting with building quality homes in ideal communities and at affordable prices.

But not being able to leave well enough alone, the homebuilder recently started building only Energy Star-certified homes to help families lower their energy demands and reduce their carbon footprint.

Now, K. Hovnanian has taken it a step further and is offering to pay the interest portion of their customers' house payments for up to a year. And with the front end of most loans being mostly interest, that works out to be quite a deal, said George Schulmeyer, president for the Tampa Division of K. Hovnanian Homes.

"We just wanted to offer another way for families to get into a home and this time it includes having only a very small monthly payment," Schulmeyer said. "For example, during that first year, if a customer has a $1,000 monthly payment of interest and principle, the interest would be about $970 and the principle would be about $30. That customer would pay only about $30 a month for that first year to live in the home of their dreams."

Called the Real Deal Sales Event, the offer is good only for a limited time, from Sept. 15 to 19.

"We know today's buyers are looking for real value and want a quality home at affordable prices and in good communities," Schulmeyer said. "We believe we're building in the right communities and that our homes offer more than just the standard features offered by our competitors. Our sales this year are up over last year's sales, so we know we're doing something right."

Homebuyers can find out more about the Real Deal Sales Event by visiting one of the numerous communities where K. Hovnanian builds, including three of its newest offerings in Evergreen near the burgeoning State Road 54 corridor in Pasco County, Highland Park near Westchase, and Meadow Oaks in Hudson, which includes home sites on the golf course.

Evergreen is a gated master-planned community in Trinity East along the State Road 54 corridor that even has an on-site elementary school. K. Hovnanian builds homes that range from 1,558 to 2,816 square feet of living space and start from the $180,000s.

Highland Park is in the desirable Westchase area of Tampa, featuring brick-paved streets lined with trees, cast iron streetlights and sign posts, plenty of amenities, including a 64-acre lake, a fitness center, media room and swimming pool. Homes built by K. Hovnanian Homes here start from $220,000. A sales center is at 11740 Casa Lago Lane.

And Meadow Oaks is a gated golf-course community in Hudson that also features a clubhouse, pool, tennis courts, shuffle board and a fitness center. K. Hovnanian builds homes in the Reserve at Meadow Oaks that range from 1,558 to 2,391 square feet of living space, and is offering homes on the golf course that start from the $130,000s. A model home is at 13410 Meadow Golf Ave., Hudson.

Central to K. Hovnanian Homes' offerings is the balance of quality construction and homeowner comfort, including lowering energy demand and reducing the carbon footprint while keeping the price affordable, Schulmeyer said.

"Every home we sell is Energy Star-certified and Florida Green Home-certified," he said.

Energy Star certification is a designation from the U.S. Environmental Protection Agency for homes that meet strict efficiency guidelines. And a Florida Green Home certification comes from the Florida Green Building Coalition for homes that are cost-effective and reduce the negative impact on the environment.

One of the latest enhancements to homes offered by K. Hovnanian is eKo-Krete High Performance Concrete, made with BASF Greensense chemistry.

"We use eKo-Krete High Performance Concrete in our foundation pours to improve the overall performance of the foundation, help the environment and provide a less maintenance product to our consumers," said Lisette Minnick, director of sales and marketing for K. Hovnanian Homes. "This product is well above residential industry standards and we are proud to be offering it at no additional cost to our customers."

In addition, homes built by K. Hovnanian include super insulation and low-e windows for thermal efficiency, energy efficient appliances, fixtures and high efficient heating and air conditioning, recycled materials and efficient construction practices.

K.
