Not every family is looking for the biggest house on the block.

In fact, most buyers are looking for homes that have just enough space and storage to fit their immediate needs, said Lauren Arcaro, director of sales and marketing for Engle Homes.

To help meet that demand, Engle Homes is offering its 2009 New Home Collection, six new home designs from the $170,000's, Arcaro said.

"These amazingly efficient one- and two-story designs feature three and four bedrooms, friendly front porches, stone elevations, 9-foot ceilings, covered lanais and a flex room that can be used as a dining room, additional family room, den or even office," she said.

"It is with this creative and accommodating mentality that Engle Homes approaches everything they do, from customer service to custom upgrades."

For example, the Redwood, one of the 2009 New Home Collection models, has four bedrooms, 3½ bathrooms, a three-car garage, double-winding staircase, soaring entryway and living-room ceilings and a huge upstairs playroom "that will keep the kids smiling from ear to ear," Arcaro said.

This model will be featured in this year's upcoming Fall Tour of Homes.

All of Engle Homes' 2009 New Home Collection can be found in Driftwood Village, Sterling Oak and Royal Oak neighborhoods in Live Oak Preserve in New Tampa, a 1,300-acre gated community with clusters of neighborhoods called villages. Lush conservation areas and wetlands account for about a third of the entire property.

"Live Oak Preserve has been hugely successful," she said. "The entire community is dotted with 100-year-old oak trees."

Among the amenities is a 7,900-square-foot clubhouse with a billiard room, state-of-the-art fitness center, a social activity room, tennis courts, playground and a 10,000-square-foot swimming pool with an aquatic play area for children.

Live Oak Preserve is in New Tampa, one of the fastest growing areas in Hillsborough County. Scheduled to open nearby in October is a 70-store outdoor shopping mall boasting department stores, specialty shops, and dining and entertainment options.

"And, on top of it all, Live Oak Preserve is in the heart of one of the most respected school districts in the area," she said.

Arcaro added that, if you love the New Tampa area but are looking for a bit more house, Engle Homes also offers its Estate Series in Live Oak Preserve. These homes range from 2,096 to 3,336 square feet of living space and are built on 70-by-125-foot lots.

"And the best part of all is that these magnificent homes start at an affordable $235,000," she said.
Above all, Arcaro urges families to trust Engle Homes to help them build their perfect home.

"When you're ready to buy a new home, come to Engle," she said.

"With more than a quarter of a century of experience putting people in homes they can afford and feel good about, we can do the same for you. And with our current home buyers' incentives, like 3 percent toward closing costs and up to $10,000 in Design Studio options, you couldn't make a better choice than Engle."
