Taylor Morrison is building homes priced from the $199,990s at Channing Park in Lithia, the first community the company has built from the ground up since merging Taylor Woodrow with Morrison Homes in July, says John Hennebery, vice president of sales and marketing.

"You have two companies that were already known for great customer satisfaction, quality crafted homes and a high standard of service and we've merged all those factors together and now have a better company," he says. "We have more resources, we're reaching all aspects of the market and we're able to provide the service that every buyer needs."

Among the qualities Taylor Morrison is known for is its use of stone elevation on homes, Hennebery says.

At Channing Park, the home-building company is unveiling more.

"Many of these elevations are brand new, created just for this community," Hennebery says. "For the first time, some of our classic plans will have stone available. The whole feel of the community will be classic Old World Style."

Hennebery says two to three elevations are available with each plan, giving the community some variety.

Two home collections - the Estate and Grand collections - each with six floor plans, are featured at Channing Park.

One- and two-story Estate Collection homes provide 1,800 to 2,900 square feet of living space, three to five bedrooms, two to four bathrooms and two-car garages.

Grand Collection homes boast 2,600 to 3,700 square feet of living space, three to five bedrooms, two to four bathrooms and three-car garages.

Prospective buyers can visit the Cornwall model to experience homes the community offers. The one-story home, priced at $325,900, features four bedrooms and three bathrooms in 2,913 square feet of living space. It also boasts a pool with a fountain and a lanai.

Residents of Channing Park also will enjoy sidewalks and benches placed throughout community, letting residents explore or sit and enjoy the scenery, Hennebery says, adding that peacocks and other birds also call the community home.

"The overall feel of the neighborhood is that you're secluded, yet you're close to people, services, restaurants and shopping when you want to be," he says.

On-site sales at Channing Park began this month and Hennebery says the community already has sparked interest among potential home buyers.

Channing Park is off Boyette and Dorman roads near the FishHawk Ranch community, where Taylor Morrison also offers homes.

The Cornwall model is open from 10 a.m. to 6 p.m. Monday, Tuesday and Thursday through Saturday and noon to 6 p.m. Wednesday and Sunday.
