Rottlund Homes officials say in this tight economy buyers are looking for established builders with a reputation for quality. That's everything Rottlund Homes is, says Alexis Demico, area sales manager for the company.

"Purchasing a home from a reliable builder with a solid balance sheet is necessary at this time in the economy. Rottlund Homes is that builder," she says.

Among Rottlund Homes' communities is Pelican Pointe, which gives buyers the opportunity to enjoy a small, gated community nestled among preservation and wetlands between Hillsborough and Pinellas counties.

"Pelican Pointe is unique in the fact that a homeowner can enjoy the space and functionality of a single-family home but with the maintenance-free lifestyle they desire," Demico says.

Pelican Pointe's location - near the Westchase area - is a large selling point due to the quick commute it offers to those who enjoy spending time on the water or going to any of the events in downtown Tampa, Demico adds.

Home buyers can choose from two floor plans: the Amelia, winner of the Grand Award during the spring 2007 Tampa Bay Builders Association's Parade of Homes, or the Barcelona.

"The Amelia has a master suite that is so expansive and luxurious you almost forget you are in a town home and not a 5,000-square-foot, single-family residence," Demico says.

Town homes provide 1,854 to more than 2,500 square feet of living space and are priced from the high $200,000s.
Demico says there also are some interesting amenities.

"The large windows covering the front of the homes and brick-paved entries and driveways give curb appeal to an exceptional interior," Demico says. "And there is a private elevator in every town home, which is somewhat of an innovative feature."

Both floor plans were designed with the idea of combining class and functionality by balancing open spaces for living and elegant areas for entertaining, she says. High ceilings and well-designed kitchens add to the utility of these spaces. Both homes offer a two-car garage with covered entry.

Views from the homes' screened-in balconies include the community pool and open-air cabana, expansive treetops or the pond with a flowing fountain.

To reach Pelican Pointe, travel west on Hillsborough Avenue just past Memorial Highway. The community is on the left. A furnished model is open from 10 a.m. to 5 p.m. Monday through Saturday and noon to 5 p.m. Sunday.

"Interest rates and aggressive pricing make this the perfect time for a buyer to make the move into their new Rottlund home," Demico says.

Rottlund Homes is building in 12 communities throughout the Tampa Bay area and offers single-family homes with 2,200 to 5,600 square feet of living space and town homes with 1,250 to 2,500 square feet of living space. Residences are priced from $145,000 to $1.5 million.
