Business acumen helps but it's not all you need to succeed in today's real estate market. So says Kathie McDaniel, director of marketing and advertising for Highland Homes.
In reality, buyers have basic needs builders must meet: quality homes, good customer service and a great location, McDaniel says. And Highland Homes is meeting those needs, she says.
"Our company continues to be strong in this market," McDaniel says. "And we attribute that directly to our solid construction, attentive service and wonderful locations."
In 2008, Highland Homes already has sold 16 homes in the Riverview community of Ayersworth Glen, raising the total to 75 sales since the community opened last May, she cites.
Ayersworth Glen features homes with 1,112 to 2,439 square feet of living space priced from $157,900. The community offers a variety of amenities, including a clubhouse with two swimming pools, sports courts, a multipurpose sports field, tot lots and gathering areas.
"Our nearly completed community clubhouse and 5,000-square-foot pool is part of the appeal of this great neighborhood," McDaniel says. "And [the pool] should be finished just in time for a warm spring."
McDaniel also touts the location of Ayersworth Glen.
"Just off U.S. 301, we're near Interstate 75, Interstate 4, the Selmon Expressway and [State Road] 60," she says. "There's hardly anywhere that isn't easy to get to from Ayersworth Glen."
Highland Homes also has had success in its other communities, including two in Lakeland: the Enclave at Imperial Lakes and Towne Park.
McDaniel credits sales success at the Enclave to the community's amenities and golf course; and at Towne Park to the new community park under construction. Homes in the communities are priced from the $140,000s.
McDaniel says interest in one of its newest communities, Lakeside Landings in Winter Haven, has been high as well.
"The model center is opening this month and we're expecting a high number of sales immediately," McDaniel says. "This is another master-planned community and includes a dock overlooking Lake Fannie, walking trails, a pool and a clubhouse."
The communities' great locations are not the only allure for buyers, McDaniel says.
"Another key factor drawing families to Highland Homes properties is that we offer unbelievable interest rates and not just for inventory homes, but for new construction, as well," she says.
McDaniel says rates start as low as 4.5 percent on a 30-year fixed rate mortgage.
Highland Homes is building in 18 communities throughout Polk and Hillsborough counties and has earned much recognition during its 12-year history.
