If you've always wanted more room, where your family can spread and grow, Engle Homes invites you to discover a special opportunity to get more for your money in New Tampa.

"Right now at Live Oak Preserve, we're featuring wider-than-standard lots on our new Estate homes," says Lauren Arcaro, director of sales and marketing. "These larger than average Estate home sites are 80 feet wide by 125 feet, providing spectacular space for these luxurious new home designs.

"In addition, we've created an entire new line called Engle's Platinum Collection within Live Oak. Each features an all-new contemporary Florida look with tapered columns, stone accents, porches and paved driveways."

Within the Estate Collection, Engle Homes offers eight new floor plans, with 2,480 to more than 3,600 square feet of living space. Each home has at least four bedrooms, three to four bathrooms, a three-car garage, a study and a flex space.

"The flex space can be for anything you imagine - another bedroom, a game room, a home theater," she says.

Engle is building Estate homes in the Oak Thorn village at Live Oak Preserve, which includes 14 lots overlooking a conservation area. The homes are priced from $329,900.

"This is a great deal because you will get a lot more home for this price," Arcaro says.

Engle offers its Plantation Collection in Sterling Oak at Live Oak Preserve. The homes, on 60-foot-wide lots, offer 2,583 to 3,522 square feet of living space and are priced from $269,990.

Arcaro says the Redwood, a 3,336-square-foot home that includes a double grand staircase, 20-foot-high ceilings in the entrance and bay windows in the kitchen and master bedroom, represents the kind of features the homes in the collection showcase. Priced from $319,990, the Redwood boasts four bedrooms, 3½ bathrooms and a game room.

Lush conservation areas and wetlands account for about one-third of the 1,300-acre gated community of Live Oak Preserve.

Arcaro adds, "The amenities at Live Oak are great and really give residents lots of options for activities, recreation and socializing, especially during the summer months." Amenities include a 7,900-square-foot clubhouse, with a billiard room, cardiovascular gym, social activity room, tennis and sports courts, playground and 10,000-square-foot pool with an aquatic play area for children.

Families also are thrilled by the presence of two schools in the community, Arcaro says.

"Both Turner [Elementary] and Bartels [Middle] are A-rated schools and provide great neighborhood educational options for residents," she says.

To reach Live Oak Preserve, take Interstate 75 to Exit 275 (State Road 56). Go east on S.R. 56 and make a right at Bruce B. Downs Boulevard. The community is two miles down on the left, across from Wharton High. The model center is open from 10 a.m. to 6 p.m. daily. For information, call (813) 907-8885.

In addition to Live Oak Preserve, Engle Homes has developed the Hammocks Townhomes, also in New Tampa, and the Tampa Bay Golf and Country Club in Pasco County.

The Hammocks, off County Line Road near Live Oak, features nine floor plans priced from the $130,000s with 987 to 1,989 square feet of living space and one- or two-car garages. Amenities include two pools and a clubhouse.

The Tampa Bay Golf and Country Club, an active-adult community, boasts an 18-hole championship golf course and a 9-hole executive course. There also is a full-time social director who coordinates more than 40 programs for residents.
