"The homes that we have built within our communities are retaining their value,'' says Jim Deitch, chief operating officer of Southern Crafted, which has been building single-family homes in the Tampa Bay area for nearly 20 years.
"The purchase of a home is a long-term investment and home value appreciation is very important,'' Deitch says. "We embrace conservative business practices and make careful and deliberate decisions that promote and foster value enhancement over time."
One major decision has been the company's refusal to sell its homes to investors.
"Many of the communities that sold to investors are littered with 'for sale' signs and yards that are not maintained,'' he says.
A critical factor for the company's steady performance, Deitch says is "we stick to the fundamentals of real estate. It all starts with the location of the community and the conveniences offered.
"Proximity to major transportation arteries for a daily commute, the ability for children to attend good schools and the variety of shopping and services in the area have been and always will be major factors in the value of real estate."
Additionally, he says, the amenities offered within a community make it desirable, citing grand gated entrances, community pools, fitness facilities, sidewalks, protected conservation areas and green spaces.
The dedication and care that goes into the design and construction of the homes also set Southern Crafted apart, he adds.
"We focus on all the little things that enhance curb appeal," Deitch says. "The variety in what we offer allows the appearance of our homes to be unique and enhances the look and feel of the neighborhoods within our communities. Additionally, we install landscape packages that feature a generous amount and variety of mature plant materials that have a huge impact from the day they are planted."
Southern Crafted is the exclusive builder in three central Pasco County communities and the featured builder in one New Tampa community.
Each of the Pasco communities offers a private, gated entry, a variety of amenities and no community development district fees, Deitch says.
Devonwood features villa homes with exterior maintenance included, giving homeowners the opportunity to live a more carefree lifestyle, he says. The villas are priced from the $190,000s and provide 1,431 to 2,023 square feet of living space.
Stonegate offers single-family homes in five villages. Homes are priced from the mid-$200,000s to more than $700,000 and provide 1,981 to 4,091 square feet of living space.
"The community offers amenities found in much larger communities,'' Deitch says.
