Windward communities find winning combination

Beautiful homes, natural settings and affordable pricing are proving a winning combination in two K. Hovnanian Windward Homes' communities in Pasco County, says George Schulmeyer, division president.

"The Reserve at Meadow Oaks in Hudson and Silverado Ranch in Zephyrhills offer distinctly different lifestyles, but both have the buying public taking notice," he says.

"The Reserve at Meadow Oaks is a beautiful, gated golf course village close to both the Suncoast Parkway and U.S. 19, with easy access to shopping, the gulf beaches and the employment centers of Tampa and Pinellas counties," Schulmeyer says.

Residents of The Reserve at Meadow Oaks enjoy an amenity-packed lifestyle that includes tennis courts, community pool and clubhouse, he adds.

What sets Meadow Oaks apart as a golf course community is the low pricing, says Sharon Donofrio, marketing director.

Homes are priced from the $180,000s, with 10 floor plans that provide 1,697 to 2,398 square feet of living space. Buyers can choose from one- and two-story designs and the two-story designs feature a first-floor master suite, a popular feature with buyers, Donofrio says.

"For anyone who has been longing to live in a golf course [community], Meadow Oaks is a fabulously affordable choice with home sites offering views of the lake, ponds, greens or fairways," she says.

Also, with the purchase of a Windward Home, every buyer receives a free full golf membership and a guarantee that monthly dues will not be increased for five years, Schulmeyer adds. "This offer is a dream come true for golfers," he says.

In Zephyrhills, Windward has just opened the Cape Ann model at Silverado Ranch. Situated just north of State Road 54, Silverado Ranch offers easy access to Interstate 75 and U.S. 301, Donofrio says.

"It's a quick trip to shopping, dining and medical facilities from this countrylike setting," she says.

Eleven floor plans featuring 1,484 to 2,382 square feet of living space are available in the community.

Schulmeyer says there's a home design to fit every family's needs, with one- and two-story plans that offer three to five bedrooms and two-car garages.

"A future phase of the community will include a pool, cabana, playfield and playground, making Silverado Ranch a perfect choice for growing families," Donofrio says.

Every Windward buyer can add the Energy Smart Package, which includes a central air-conditioning unit with a 15 SEER (Seasonal Energy Efficiency Rating), R-38 attic insulation and gray tinted glass.

A 15 SEER air-conditioning unit can save as much as 25 percent on cooling costs over a 13 SEER unit, the industry standard, and the tinted glass reduces solar heat gain, saving on cooling costs and reducing sun damage to window treatments, carpeting and furniture. The R-38 attic insulation is double the industry-required minimum of R-19.

In addition, every buyer of a Windward home receives a personalized interior design session at its 9,000-square-foot design center.
