Since forming its Developer Services Group in 2002, Smith & Associates Real Estate has solidified its reputation as the Tampa Bay area's preferred company for marketing new residential developments, says Stan Lifsey, director of business development.

"Currently, Smith & Associates markets more developments in the Bay area than any other real estate firm. We are helping to shape the future of our downtown communities and we offer a vast selection of new development residences to meet the needs of the modern buyer," he says.

"From The Arts in downtown St. Petersburg to Aqualea in Clearwater Beach and Element in downtown Tampa, the developments we are marketing are very diverse in architecture, location and pricing, with residences ranging from $200,000 to $5 million," Lifsey says.

Despite the diversity of the developments being marketed, one consistent factor is the sales gallery for each property.

"We operate the most sales galleries in the Tampa Bay area with 23," Lifsey says.

The firm insists that its sales galleries evoke emotion and make customers feel comfortable, says Dave Traynor, manager of Pinellas County developments for Smith & Associates. He says that from the moment of their arrival at a development site, potential buyers should be able to recognize that the Smith & Associates sales team is serving them.

"The distinctive experience begins with unique beverage options from espresso to champagne, to our rigorous follow-up, buyer programs and closing processes.

"As the experts in our industry, we work diligently with customers to fit them with a home that will complement their individual lifestyles," Traynor says.

Lifsey says the Developer Services Group is helping Smith & Associates maintain the distinction of being among the Tampa Bay area's leading independent real estate companies in terms of sales volume.

"The company has assembled a team of individuals who are highly experienced in the areas of research, budgeting, staffing, managing, training and marketing in order to guide developers through a process that requires a sophisticated level of teamwork and professional expertise," Lifsey says.

"We are involved with most of our developments from inception to completion," Lifsey adds.

Smith & Associates Real Estate is marketing and pre-selling several developments in the Tampa Bay area, including Signature Place in downtown St. Petersburg. When completed, Signature Place will be the tallest building in Pinellas County and will include 206 one-, two- and three-bedroom condominiums as well as 40 loft units.

It also is handling sales for The Arts, a 292-residence high rise in downtown St. Petersburg, which will include studio units and one-, two- and three-bedroom condos.

In Tampa, the company is pre-selling residences in the Mediterranean-style resort community Casa Bella, which is on the bay and offers many home choices. It's also pre-selling in the luxury condo communities of Element in downtown Tampa and The Epicurean in south Tampa.

"The firm has more than $900 million in real estate sales and we are continuing our tremendous growth in services to the real estate market in the Tampa Bay area," Lifsey says.
