While other builders are scaling back due to the sagging economy, Rottlund Homes of Florida, Inc. has opened a new model - the Nassau II - in the North Forest Village community in North Tampa.
The design is a flex plan with an optional bonus room that, if included, increases the size of the home to 2,770 square feet, says Linda Trautman, the company's division sales manager.
"A bonus room provides useable space for children and adults alike,'' she says. "But a real selling point is its lanai. Lanais remain a strong exterior design feature in Florida's lifestyle. The Nassau II is configured with the home wrapping around the lanai and a future pool. This indoor/outdoor feature adds an amazingly strong design and usability feature to the home.''
As for the bonus room, a recent survey of customer preferences conducted for the National Association of Home Builders found that 34 percent of consumers prefer a special use room or bonus room.
"This special space can be adapted to the residents' particular preferences, such as the pursuit of a hobby or pastime, and can even accommodate the diverse, multiple needs of several members of the family," Trautman says.
At North Forest Village, the Nassau II features four bedrooms and three bathrooms. Ceramic tile is found in the kitchen and bathrooms, with plush carpeting in the living spaces and, in most areas, 10-foot ceilings, the sales manager adds.
"The chef's kitchen offers fine wood cabinetry and designer countertops,'' she says, adding that the master suite has a pair of walk-in closets as well as his and her vanities, a separate shower and garden tub in the spacious bathroom.
Formal dining and living rooms separate the master suite from the rest of the home. The house - without the optional bonus room - features 2,291 square feet of living space and is priced from the $290,000s.
