Historically low interest rates being offered now can save homebuyers thousands of dollars over the life of a mortgage, and that gives consumers the advantage in the new home market. Many builders are trying to entice buyers to consider their products with additional incentives to set them apart from their competitors. One such offer is Rottlund Homes' 100 percent financing offer on the townhomes in Valrico's Oakwood Terrace.

"Through our preferred lender, we can offer the 100 percent financing program and contribute $6,500 in closing costs. This program can enable someone to go directly from renting into home ownership."

Located just off of State Road 60, Oakwood Terrace is convenient to the shops and restaurants in Brandon as well as to Interstate 75 and the Crosstown Expressway, which makes commuting easy. While location of the tranquil tree-lined community is a major selling point, Trautman says the townhomes that Rottlund is offering are the best reasons to consider buying a home in Oakwood Terrace.

"Meeting the needs of customers has always been a priority for Rottlund Homes," Trautman says. "Recent additions to our home designs give buyers even more choices for energy efficiency and luxury. The floor plans in Oakwood Terrace are part of our company-wide redesign efforts. The features in our townhomes are comparable to what you would find in a more elaborate townhome."

Rottlund is offering buyers the choice between a three-bedroom, 2.5-bathroom townhome with a loft and one-car garage, or a two-bedroom, 2.5-bathroom townhome with a loft and one-car garage. The 1,440-square-foot townhomes feature first floor dining and living areas, with large kitchens and a fully equipped laundry area. Plans include a master suite with private bathroom and a large walk-in closet.

The townhomes include a complete appliance package as well as a high efficiency air-conditioning system, R-19 insulated ceilings and ventilated soffits for increased energy efficiency.

"Rottlund has an innate ability to offer comfortable and functional floor plans in an affordable price range," Trautman says. "The townhomes in Oakwood Terrace are ideal for those looking to purchase a first time home as well as for those who are looking to downsize from a larger home. We pride ourselves in being a leader in product design."

Townhomes in Oakwood Terrace are priced from $117,900 to $122,900, and Trautman says the reception has been great.

"We are more than 75 percent sold out, so interested buyers shouldn't delay," Trautman adds. "Our customers are looking for a home they can really live in. They are looking for a home they can be proud to show off, but also a home they are comfortable in on a day-to-day basis as well."

Oakwood Terrace is at 108 Sawtooth Drive in Valrico. To reach the community, take I-75 to State Road 60, turn east and continue to Knotty Oak Lane and turn right. The furnished models and sales office are open Monday through Saturday 10 a.m. to 5 p.m. and Sunday noon to 5 p.m.

"The marketplace and lifestyle needs continue to change and Rottlund Homes is constantly creating new opportunities to meet those changes," Trautman says. "From luxury townhome communities to single-family home neighborhoods, buyers will discover spacious floor plans and award-winning designs at locations and prices that fit their needs. Now is the perfect time to purchase a new Rottlund home."
