Private courtyards anchor maintenance-free villas at Ravinia

Ravinia Courtyard Villas in northwest Hillsborough County has opened Phase II, which includes 70 new home sites, according to Terri Jennings of Prudential Tropical Realty.

“Ravinia Courtyard Villas is a different type of community for the Tampa Bay area,” Jennings says. “It offers a maintenance-free lifestyle in a beautiful natural setting of tree-lined streets, clusters of villa homes and fabulous amenities. The lush green landscaped areas, outdoor recreation area and nature trails allow residents to enjoy our Florida weather.”

Amenities at Ravinia include a linear park with benches and fountains as well as a dog park with an off-leash play area. The recently-opened lake house features a resort-style pool, a fitness center, an indoor-outdoor kitchen and a party room with card tables and a pool table.

The centerpieces of the luxury Anglo-Caribbean styled villas are the private courtyards, which make the community unique, according to Jennings.

“The courtyards feature high walls to ensure privacy,” Jennings adds. “They are paved in natural travertine stone, and each includes a raised planter with electricity and water. Owners can create a personal oasis with their favorite plants and even a fountain. The 8-foot French doors that open onto the courtyard bring the outdoors inside, enhancing the Florida lifestyle.”

The courtyards range in size from 190 to 371 square feet. The largest villa floor plans include three sets of 8-foot French doors, which make the courtyard accessible from the living room and the master bedroom.

The villas range in size from 1,800 to 2,432 square feet of space, and from two-bedroom, two-bathroom, two-car garage and den floor plans to three-bedroom, two-bathroom, two-car garage with an optional half-bathroom configuration. Villas are priced from $221,900.

“The floor plans are very open and spacious, with gourmet kitchens that feature 42-inch cabinets, a stylish island with bar stool seating, and a breakfast area that overlooks the courtyard,” Jennings adds. “The luxury villas are truly outstanding in quality and design with spacious vanity cabinets in the bathroom, a clear glass shower area and designer tile on the floor and shower walls.

“Other features of the homes include state-of-the-art wiring for electronics, hurricane shutters, a full laundry room, ceramic tile and stain-resistant carpet, 9-foot-4-inch ceilings, two-panel doors with nickel finish lever handles, a full laundry room and a covered front entry way with an 8-foot door.”

The design of the villas at Ravinia incorporates universal design concepts as well as green technologies. The universal design elements allow owners to age in place without the need for expensive renovations. The residences include wider doorways and hallways, zero-entry shower floors and wood blocking in the walls around the showers and toilets for easy installation of grab bars.

The green technologies, which can save owners thousands of dollars in energy costs and make the home environment healthier, include double-pane low E windows throughout the home, a high-efficiency central air-conditioning system, ¾-inch plywood for the roofs, dual-flush toilets, compact fluorescent lighting, MERV 11 air filters, R-30 blown-in roof insulation, R-11 batt insulation, R-5 foil insulation, high-efficiency 50-gallon water heaters and Energy Star GE appliances.

Jennings says that homes in Ravinia have been selling briskly and that owners are very happy with their new community. “The residents host a happy hour in the lake house on the first Sunday of each month,” she adds. “One homeowner has developed a website for the community to help residents keep track of all the activities. He told me he did it because of ‘how much we love it here at Ravinia, and we want to share that with the world.’ “

Current homeowners are Ravinia’s best sales ambassadors, Jennings adds. “Whenever we have people who are interested in buying a villa, we invite them to come out to one of the homeowner happy hours to meet and speak with the people who live here,” she says.
