Mobley's K-Bar Ranch has something for everyone

Mobley Homes thinks its latest offering, K-Bar Ranch, will be first with home buyers because it's last.

"K-Bar Ranch is the last master-planned community to be developed in New Tampa," says Maureen Mobley, sales manager. "There are other communities being built further north in Pasco County, but none are in the heart of New Tampa."

Mobley has been building in the Bay area for 30 years, putting together a résumé that includes homes in the communities of Northdale, Carrollwood Village, Cheval, Turtle Crossing, West Meadows, Hunter's Green, Tampa Palms, Whispering Oaks, Las Palmas, Lake Bernadette and Grand Hampton.

"Mobley has been active in the New Tampa market for several years," she says.

The decision to develop K-Bar Ranch, the builder's second master-planned community in New Tampa (the first was West Meadows), was an easy one, Mobley says. Having grown familiar with the New Tampa market, Mobley sensed a need for a K-Bar Ranch-type community in the area, she says.

New home buyers are the primary target market for K-Bar Ranch, but there's something for everyone.

"The K-Bar Ranch community has a product type and a price point for all types of buyers, ranging from the $170,000s to the $700,000s," Mobley says.

The community in the Cross Creek area of New Tampa is 2,300 acres. On the western side of the property, Mobley has developed Stone Creek Townhomes and Bassett Creek. On the eastern side, Mobley worked with M/I Homes to develop Easton Park. Upon completion, the project will have 2,000 to 3,000 homes.

Stone Creek features two-and three-bedroom town homes with 1,239 to 1,552 square feet of living space and one- and two-car garages. Potential buyers can tour a furnished model.

Easton Park features The Woodlands Series, which offers single-family homes with 1,640 to 2,720 square feet of living space. The homes provide three to five bedrooms and two-car garages. Mobley has completed one model and a second one will be opening soon.

Bassett Creek features the Hawthorne Series, which includes homes with four to six bedrooms, three-car garages and 2,680 to 3,821 square feet of living space. A model is expected to open this month.

Mobley cites the natural landscape as one of the facets of K-Bar Ranch that make it unique.

"K-Bar Ranch's wetlands, significant wildlife habitat areas and the Bassett Branch Wildlife Corridor make the scenery and back drops some of the best in New Tampa," Mobley says. "Almost all of the lots in K-Bar Ranch back up to conservation areas or ponds."

Mobley also says K-Bar Ranch's location is convenient.

"K-Bar has good access to Cross Creek and Morris Bridge Road," Mobley says. "In the near future , K-Bar Ranch will have access to Pasco County via Kinnan Street and Meadow Pointe Boulevard. We are also building a 3½-mile east-west road across the property that will provide drivers an alternative to Cross Creek Boulevard."

Mobley is working with Hillsborough County and the city of Tampa to put a 70-acre regional park in K-Bar Ranch within two years.

"Having been such an active participant in the development of New Tampa, we always felt that it would be beneficial to the area to have a regional park facility," Mobley says. "We have presented our plans for the park facility to Hillsborough County and the city of Tampa, and we are all now working to make the park a reality within the next 24 months.
