Mobley Homes' K-Bar Ranch keeps nature close

As the last master-planned community in New Tampa, K-Bar Ranch represents the final opportunity for homebuyers to purchase a new home in that area, according to Maureen Mobley, sales and marketing coordinator with Mobley Homes.

One thing that makes K-Bar Ranch special is the fact that it was developed on land that was once a tree farm. Mobley Homes took great care to design the community in a way that would preserve the land's natural beauty. The result is a community with an abundance of wildlife and home sites that take full advantage of the nature views.

"K-Bar Ranch is a very peaceful setting," Mobley said. "It is very beautiful with a level of nature that is hard to find in a developed community."

Mobley said that there is something for everyone in the three different product lines Mobley Homes offers in K-Bar Ranch, whether buyers are looking for a single family home or a townhome.

"People love our home designs," Mobley said. "Our Woodlands Series homes have been built in many of our other communities, and homeowners time and again have responded with how happy they are with the design features and variety of plans that fit any lifestyle."

If buyers aren't completely happy with the standard floor plans that Mobley Homes offers, the company is happy to customize the home to fit the buyer's needs.

"That is a huge option for our buyers," Mobley added. "We have been custom building in Tampa for 30 years. The fact that we customize homes in the price range of our Hawthorne and Woodland Series is unheard of. We can customize the floor plan, the options, move walls or add rooms. We want our customers to be happy and have the home they want."

The Stone Creek Townhomes in K-Bar Ranch are ideal for first-time homebuyers as well as those who are "wanting to downsize or who are having a change in lifestyle," Mobley explained. "The townhomes are secluded and surrounded by conservation areas and ponds."

Ranging in size from 1,239 to 1,552 square feet, the two- and three-bedroom townhomes are priced from the $130,000s. They feature one- or two-car garages, spacious kitchens and family rooms, as well as separate breakfast rooms. Select plans include a private first floor den.

The single-family homes in the Hawthorne Series includes the Nantucket V, which won the Grand Prize in the 2010 and 2011 Tampa Bay Builders Association's Parade of Homes. The 3,712 square-foot two-story home features four bedrooms, four bathrooms and a three-car garage. Other Hawthorne Series homes range in size from 2,680 to more than 4,000 square feet and are priced from the $300,000s. The eight floor plans include four-, five- and six-bedroom versions, with three-car garages.

"The homes are designed with one and two stories, and feature formal areas, very spacious kitchens and family rooms, huge bonus rooms and private baths," Mobley added. "Each design has unique features, from master bedrooms on the first floor or second floor to huge kitchens with lots of maple cabinetry and den/studies. The mitered glass windows in the casual areas provide views of some of the most gorgeous conservation lots offered in New Tampa."

The Hawthorne Series of homes are built on 75-foot home sites with conservation and pond views in the Bassett Creek section of K-Bar Ranch.

Mobley Homes also is offering its Woodland Series of homes, ranging in size from 1,839 to more than 3,400 square feet, with three to six bedrooms in Bassett Creek. Priced from the $190,000s, the Woodland Series includes the 3,350 square-foot Briarwood model, with five bedrooms, four bathrooms, a first floor bedroom suite, a first floor den/study and a large upstairs bonus room. Within two weeks of the grand opening of the Briarwood Model, the company had five new sales.

"These homes, with formal living and dining areas, cater to a variety of lifestyles." Mobley said. "The open kitchens, with lots of cabinetry, overlook spacious family and breakfast rooms. Three of the floor plans offer huge bonus rooms with private bathrooms."

Homes in K-Bar Ranch are selling quickly, according to Mobley. The company does have inventory homes available for those who are relocating to the area, as well as those who want to get into a new home fast. Along with reasonable home prices, Mobley Homes will assist buyers with up to $7,500 in closing costs and is currently offering June and July incentives of special pricing on two new option packages.
