Minto makes FishHawk Ranch living affordable

Since it opened, FishHawk Ranch has been one of the most desirable communities in the Tampa Bay area. With its distinctive neighborhoods, winding streets, plentiful amenities, top-rated schools and town center, FishHawk was designed to feel like home. Minto Communities' new townhouse construction will make it easier for more people to call FishHawk Ranch their home according to Mike Belmont, executive vice president.

"Minto is building four-unit attached townhouses in the Parkside community in the Garden District of FishHawk Ranch," Belmont explains. "Being in the Garden District means the homes are in close proximity to great schools, parks, recreation and shopping. What is nice about Minto's Parkside community is that it is right across from the FishHawk Ranch Park Square, which is the retail and activity center at FishHawk Ranch."

The two-story townhouses feature neo-traditional-style architecture and range in size from 1,461 to 1,725 square feet of air-conditioned space, and Minto is offering a variety of floor plans from which buyers can choose.

"We have everything from two-bedroom, two-bathroom units to three-bedroom, three-bathroom plans," Belmont says. "Our smallest townhouse features a spiral staircase that leads up to a loft and it has a balcony. We have another floor plan that includes two master suites and two and a half bathrooms. They are not typical townhouses."

According to Belmont, many townhouses are constructed with a wood frame second story, but Minto uses concrete block construction for both stories. "The exterior walls and the walls separating the units are all block, which provides great insulation, improved sound-proofing and better energy-efficiency."

Other standard features of the townhouses include a two-car garage, granite countertops in the kitchens and bathrooms, a full appliance package and tile floors throughout the homes. "Each unit has a covered porch, and some have covered balconies off of the master bedroom," Belmont adds.

"We believe the Minto townhouses we are building in the Garden District of FishHawk Ranch are ideal for the first-time homebuyer, as well as young couples and couples with children who are looking for generous square-footage under $200,000," Belmont says. "Minto is the most affordable builder in the Garden District, and our prices range from $154,000 to $188,000. That is a great value that we feel will appeal to a wide range of buyers, and FishHawk Ranch is such a tremendous community."

With more than 25 miles of trails for walking, skating and biking throughout the neighborhood, several children's playgrounds, parks, swimming pools, cafes, sports fields and picnic areas, FishHawk Ranch has something for everyone. Also, planned activities and clubs offer opportunities to socialize with neighbors who have similar interests.

For parents, the schools available to FishHawk Ranch residents are enough to make the community a desirable location. FishHawk Creek Elementary, Bevis Elementary, Randall Middle School and Newsome High School are among the top-rated public schools in Hillsborough County; although, the recently opened Stowers Elementary and Barrington Middle School are too new to be rated. Three preschools are located within the FishHawk Ranch community as well.

Currently, Minto has a temporary sales office in the Park Square in the heart of the Garden District, near the FishHawk Ranch Community Sales Center, but the company expects to have four new fully furnished models ready by the beginning of August. The sales office is open Monday through Saturday from 10 a.m. to 6 p.m. and on Sunday from noon to 6 p.m. "We have our own mortgage company, so we can make the process of applying for and obtaining a mortgage a pretty seamless transaction," Belmont adds.

In addition to Parkside at FishHawk Ranch, Minto Communities is also building Hazeltine at Lakewood Ranch, located in Lakewood Ranch, from the low $300,000s, and Creekside at Grand Hampton, in Tampa, from the mid-$200,000s.
