While the news was filled with doom about a down real estate market, many savvy buyers were taking advantage of the low market and buying land. And now, as the market swings back, those families are building homes beyond their dreams with the savings, said Jim Deitch, chief operating officer for Southern Crafted Homes.
“That timing of the market, along with a continuous flow of families relocating to the Tampa Bay area, has meant a big expansion for our custom home building,” Deitch said. “And building on the lot that you bought at a low means you have a lot more choices in the kind of home you get to build.”
Deitch attributes the surge in demand for custom homes to a resurgence in families looking to live in homes that fit their needs for extended families and entertaining. Families are looking beyond the traditional communities and looking for bigger lots that can handle the more upscale designs, he said.
“There is a much greater demand for luxury,” Deitch said. “And home buyers are having fun adding all of the design details they’ve ever dreamed about into their home plans. We’re taking their dreams and translating them into blueprints that work,” he said.
For example, Southern Crafted Homes just completed a $2.2 million private residence on Treasure Island on beachfront property and has plans to build more in Pinellas County. They also have projects under way in Wesley Chapel, New Port Richey, Trinity, Tarpon Springs, Redington Shores, and Isle of Palms.
Another reason so many families are choosing Southern Crafted Homes, he said, is the 23-year-old company’s buying power, which translates into better value for customers.
“So many times a custom home costs more because it’s a one-of-a-kind home, but we’re able to capture the volume buying power with all of our contractors and suppliers and pass that value on to our custom home buyers,” he said.
