Lennar officials are confident prospective home buyers will like what they see at South Fork in Riverview.
"These are completely new plans. If people have ever been to Lennar and think they know our product, they need to see these homes because they are brand new," says Michelle Orf, a marketing manager for Lennar.
Models of two new designs are opening this month: the 2,440-square-foot Monaco with four bedrooms, three bathrooms and a three-car garage priced from $253,990; and the 2,140-square-foot Kensington with four bedrooms, three bathrooms and a two-car garage priced from $267,990.
Orf says one of the best things about buying a Lennar home, which can be found in 26 communities across the Tampa Bay area, is the convenience.
"Rather than a buyer having to go in and choose a home site, then having to choose a home to go with it and then having to go to a design center and pay extra for upgrades, Lennar does all of that for you in advance," she says. "We already know what homes are going on every home site in order to create the most attractive streetscape."
A personal construction manager also is assigned to each customer to oversee construction, as is a new home consultant.
"We provide hard hats for families when they want to visit their construction site," Orf says. "This really allows the customer to become involved in the process."
Orf says Lennar automatically includes options that research has shown home buyers prefer, including tile floors in the foyer, kitchen, bathrooms and laundry room; stainless-steel appliances; alarm systems; and two-inch blinds - all installed prior to move-in.
Additionally, upgraded sod with an irrigation system, ceiling fans, pre-wiring for cable and telephones and, sometimes, even granite counter tops, are included in the home price.
"These features that most catch customers' attention and would typically cost extra through other builders, are included through Lennar," Orf says.
"Everything that you want and everything you need; that's the logic of Lennar," she says, touting the national home builder's motto. "Because we've been around since 1954, there's a lot of integrity in our company."
Orf says that for more than a decade Lennar has been the No. 1 builder in the Tampa Bay area based on actual closings, according to Rose Residential Reports, which monitors the Bay area market.
"The consumer has made us No. 1," she says. "It's because we build a quality product."
Lennar offers six floor plans at South Fork with 1,700 to 3,100 square feet of living space priced from the $210,000s to $300,000s. The single- and two-story homes boast three to four bedrooms, two to three bathrooms and two- or three-car garages.
The master-planned community, dotted with ponds and conservation areas, is a great choice for family living, Orf says. Amenities include two swimming pools with cabanas, a playground and two basketball courts.
"It's definitely a family community," Orf says. It's also "an easy commute to Tampa or Sarasota."
