Lennar opens models in Pasco communities

With Lennar’s reputation in the industry, the mere announcement of a pair of new home communities is sure to attract the interest of home buyers, even before any details are known. With Deerfield Lakes and Verandahs Town Estates in Pasco County, Lennar expects to exceed any expectations based on the company’s reputation, according to Jeffrey Morin, vice president of sales.

Both communities are located off State Road 52, which Morin says will benefit the pocketbooks of home buyers.

“We call it ‘Pasco’s best-kept secret’ because the pricing off S.R. 52 is much more affordable than the pricing in the more developed areas off S.R. 54,” he explains. “It’s a huge value for our customers, who can purchase the same home for $20,000 to $40,000 less than it would be 10 minutes down the road.”

The location off S.R. 52 is just as convenient as the location off S.R. 54, Morin says.

“Both communities are only minutes from the Suncoast Parkway, which makes north-south travel very convenient,” he says. “It’s only about 40 minutes from the airport area of Tampa. It’s an easy commute and along with the low taxes in Pasco County, new homes in Verandahs Town Estates and Deerfield Lakes are an affordable solution to the rising costs of home ownership.”

Adding to the low cost of home ownership in the two new communities is Lennar’s famous Everything’s Included program, which bundles many of the most popular features, that other builders would consider options, into the price of a new home.

“There’s nothing additional to purchase,” Morin explains. “The first person you call when you move into a new Lennar home is pizza delivery to bring your lunch, instead of having to call someone to install new blinds or to have new tile flooring installed or other features you may not get with another builder. It saves buyers money initially.

“Our new EcoSmart energy program saves buyers money on their electric bill every month – as much as 20 percent more than Energy Star-rated homes. It is the most energy efficient home by any builder in the Tampa Bay area,” Morin continues. “All of the Lennar homes in the new Verandahs Town Estates and Deerfield Lakes communities include the EcoSmart program. One of our associates purchased a 3,700-square-foot Buckingham floor plan in Live Oak Reserve and her electric bill, for a family of four, came to only $173 last month, thanks to the EcoSmart program.”

Between the two new communities, Lennar has a floor plan to meet any buyer’s need, according to Morin. In Deerfield Lakes, Lennar is offering two different product lines of one- and two-story single-family homes on 55-foot and 75-foot-wide home sites. The homes range in size from just over 1,800 to 4,200 square feet, with four to six bedrooms, two to four bathrooms and a two- or three-car garage. In Verandahs Town Estates, Lennar offers two floor plans in a maintenance-free townhome ranging from 1,600 to 1,700 square feet, with three bedrooms, 2.5 bathrooms and a one-car garage.

A furnished model of the two-story, 2,562-square-foot Simmitano model, with four bedrooms, four bathrooms and a two-car garage, is expected to be completed in mid-September in Deerfield Lakes.

“The Simmitano is a brand new floor plan for Lennar, so this is the first place where anyone will be able to see it,” Morin adds.

A townhome model should be completed about the same time in Verandahs. Along with the townhome model, Lennar will have a Lennar Quality Home, which has cutouts in the walls, allowing buyers to see the quality construction behind the walls.

“We have those for single-family homes, but this will be the first to show the construction quality of one of our townhomes,” Morin says.

Single-family homes in Deerfield Lakes are priced from the upper $100,000s, while townhomes in Verandahs are priced from the mid $100,000s.
