Homebuilder focuses on region's most successful neighborhoods

As communities in North Tampa continue to attract buyers, Taylor Morrison has been spending the better part of the recent downturn in the economy acquiring properties within key communities throughout north Tampa.

And now the nationally ranked homebuilder is offering its award-winning home designs within these communities, giving Tampa Bay area families an easy way to move into some of the region's most popular and successful neighborhoods and live in a home built by one of the nation's top builders, said Cammie Longenécker, vice president of sales and marketing for Taylor Morrison West Florida.

"North Tampa is definitely one of our strongest markets," Longenécker said. "The communities there provide the convenience of easy access to urban amenities, while still offering the flavor of a small-town atmosphere with open spaces. Homes are available in a range of sizes and price points to meet the needs of families, professionals and retirees."

Taylor Morrison is offering several of its home designs in three North Tampa communities: Tampa Palms, Lake Thomas Pointe and Ladera.

In Tampa Palms, Taylor Morrison is offering homes in Tuscany, one of the area's most sought-after developments.

"Tuscany at Tampa Palms offers the peace of mind of new construction in an established community with gated security," Longenécker said. "Tampa Palms is New Tampa's premiere master-planned community complete with homes, retail spaces, schools and restaurants sprawled over 5,400 acres along the Hillsborough River. It is also prized for its convenient location near USF, Moffitt Cancer Center, Tampa Palms Golf and Country Club, and major roadways and interstates."

Taylor Morrison recently purchased 77 home sites in the nature-centered Tuscany enclave, most of which are situated on quiet cul-de-sacs with water or preserve views. Five flexible floor plans feature a variety of one- and two-story designs, many including universal design features to accommodate the needs of aging or disabled homeowners, she said.

One of the most anticipated homes in Tuscany at Tampa Palms is the new Darlington floor plan, now available as a showcase home. The home includes 2,585 square feet of living space with four bedrooms, three and a half bathrooms, and a two car-garage. The first level features a family room, dining room, den, private master suite, covered lanai, and a well-planned kitchen with walk-in pantry. Upstairs are three bedrooms, a loft area and an optional bonus room. Due to the high demand for the Darlington and limited number of home sites, lot reservations are available on a first come first serve basis, Longenécker said.

Just a few miles to the north is the Land O'Lakes neighborhood of Lake Thomas Pointe. This gated community is nestled on the southern shore of the 180-acre Lake Thomas and features a waterfront boardwalk with a dock for swimming, paddle boats and canoes.

"Estate-sized lots complement the larger scale homes and add to the rural feeling of this community," Longenécker said. "Taylor Morrison will offer its Platinum Design Package here through the end of the year, which includes top-to-bottom designer upgrades in every room, plus energy saving features and a full one-year homeowner's warranty."

Among the designer features included in the Platinum Design Package are appliances such as refrigerator, range, dishwasher, and microwave, granite, maple wood cabinets in the kitchen and baths, decorative wall and floor tiles in the baths and a long list of additional upgrades.

With five available floor plans, homes feature four- and five-bedroom designs and range from 2,571 to nearly 3,400 square feet of living space. Prices start in the $280,000's with no community development district (CDD) fees, low homeowners association (HOA) fees and only 18 estate lots available, she said.

Ladera, located in Lutz just north of Carrollwood, is a gated community with just 168 single-family homes with spacious floor plans and generously sized lots up to one full acre, Longenécker said.

"The centerpiece of the neighborhood is beautiful Lake Merrywater with its adjacent park, boardwalk and gazebo," she said.

"Potential homebuyers can view the new two-story, Mediterranean-inspired Tuscany plan currently under construction, with its impressive 4,999 square feet of living space that includes five bedrooms, five and a half baths, a three-car garage, conservatory room, study, game room, master suite with sitting room, family room, dining room, kitchen with breakfast area, an expansive open courtyard and covered lanai. With a base price starting from $626,900, this home offers an array of designer upgrades, such as optional bonus room, grand second story balcony, pool, and spa in addition to high end cabinets, tile, hardwood floors, tray ceilings, tile roof, paver driveway and much more."

With 388 permits pulled and close to 400 homes net sold to date, the West Florida division is poised for growth in 2011, Longenécker said. Available move-in ready homes are moving quickly with year-end incentives.
