The people behind the development and sales of Ravinia Courtyard Villas are very excited about the community.

"We are proud of our unique, single-story living concept and our maintenance-free lifestyle," said Larry Ross, sales manager. "We wanted to do something completely different for this area.

"We are reinterpreting the concept of a traditional neighborhood design with clusters of charming villa style homes on tree-lined streets, with lush green landscaped spaces, nature trails and an outdoor recreation area. What we're all about here is a maintenance-free lifestyle with fabulous amenities in a beautiful natural setting."

Terri Jennings, a Realtor with Prudential Tropical Realty, said that the idea of a maintenance-free lifestyle is appealing to a wider range of buyers today than ever before.

"With today's busy lifestyles, maintenance free living is the way to go," she added.

The people who have purchased homes in Ravinia Courtyard Villas are just as proud of the community and are pleased to have a new home in the northwest Hillsborough County neighborhood.

Dr. Richard Hoffmann and his wife Marilyn had been looking for such a community.

"We had been looking for a spacious, high-quality, one-story, no maintenance home for several years and finally found it in Ravinia," Marilyn Hoffmann explained.

"We absolutely love our new home in Ravinia, which is of the very highest quality," Richard Hoffmann said. "The building process, from beginning to end, was very easy because of the superb staff who assisted us and built our home."

"Overall, our expectations were exceeded on every count," Marilyn Hoffmann said.

"We hear similar comments from our buyers all the time," Ross said. "They are pleased with the ease of upkeep inside and out, the convenient location, the community-provided yard maintenance and the quality new construction."

The community amenities are underway and include a beautiful lake house, which will feature a resort-style pool, a large private fitness center, an indoor/outdoor catering kitchen and space for activities. A dog park with an off-leash play area and a linear park, with benches and fountains, are also in the works, but the homes are the focus of the gated community, according to Ross.

"The floor plans are very open and range in size from 1,800 to 2,432 square feet of air conditioned space," Ross said. "The smallest villa has two bedrooms, two bathrooms, a den and a two-car garage, while the largest villa has three bedrooms, two bathrooms, an optional half bathroom and a two-car garage. Each villa has a covered front entry with oversized 8-foot doors and features a private courtyard.

"The luxury courtyards are the heart of the homes. The courtyards are paved with natural travertine stone and are accessible from the villas through eight-foot French doors. They are very private with high walls, and each includes a raised planter with power and water. Owners can create their own personal oasis and customize it with a fountain. The villas are an indoor/outdoor living concept, and you can really bring the outside indoors."

All of the villas have beautiful gourmet kitchens with 42-inch cabinets, an eat-in breakfast area that overlooks the courtyard, a stylish island with bar stool seating and a GE Energy Star appliance package, according to Ross.

Other standard features of the villas include ceramic tile and stain resistant carpet, 9-foot-4-inch ceilings, two-panel doors with nickel finish lever handles, state-of-the-art wiring for electronics and a full laundry room.

The Ravinia Courtyard Villas are built using both green technology and universal design concepts, making them energy efficient, healthy living environments for all stages of life.

The green technologies include double-pane low E windows throughout the home, a high-efficiency central air conditioning system, ¾ inch plywood for the roofs, dual-flush toilets, compact fluorescent lighting, MERV 11 air filters, R-30 blown-in roof insulation, R-11 batt insulation, R-4.2 foil insulation, high-efficiency 50-gallon water heaters and Energy Star GE appliances.

"Ravinia is developing into a wonderful community to call home," Marilyn Hoffmann said. "We are very happy we chose Ravinia."

Ravinia Courtyard Villas is conveniently located at 6915 Mushinski Road, off Henderson Road between Linebaugh Avenue and Gunn Highway.
