Even as the real estate market was taking us all on its recent rollercoaster ride, one community in the Tampa Bay area was still attracting families with its offers of quality-built homes, affordable prices, and a location that is in the heart of one of the Tampa Bay's fastest growing areas.

Avelar Creek in Riverview has maintained a fairly steady sales pace in the past few years, a reality that can be directly attributed to a few key factors.

"Quality homes at great prices in a great location," said Cammie Longenecker, area sales manager for Taylor Morrison Homes, the primary builder in Avelar Creek. "Avelar Creek is a community filled with character and amenities and during the recent down economy, families never stopped moving here.

"Our prices have never been better and our location is ideal for commutes in any direction for work and fun. The beaches are literally just minutes away. There is no better value for an area known for stable property values and a growing business community."

Avelar Creek features three distinct neighborhoods and Taylor Morrison offers homebuyers 15 different floor plans ranging from 1,268 to more than 2,500 square feet of living space. Making use of today's best architectural design trends and most efficient building materials, Taylor Morrison homes offer the styles and details families are looking for, Longenecker said. These include open floor plans, vaulted ceilings and handcrafted construction details. Homes built by Taylor Morrison in Avelar Creek, which include designs from the Classic Collection, Estate Collection and the Grand Collection, include two-, three-, and four-bedroom floor plans and start at $119,900.

"Homes in the Grand Collection include Corian countertops, 42-inch wood cabinets with hidden hinges, GE appliances, recessed lighting, Moen faucets, decorative hardware, high-grade exterior paint and much more," she said.

The amenities in Avelar Creek will keep everyone in the family busy and having fun and include a community clubhouse with a swimming pool, a playground and a picnic area.

"In addition, we are near golf courses, areas for fishing and boating, shopping and schools," Longenecker said. "There are lots of options in this area for enjoying the great outdoors."

Underground utilities, tree-lined sidewalks and a brick-paved entry enhance the community feel, she said.

Taylor Morrison is one of the top homebuilders in North America, with more than 200 communities in Florida, Arizona, California, Colorado, Nevada, and Texas. Taylor Morrison Inc., is a wholly owned subsidiary of Taylor Wimpey, a homebuilding company with 125 years of experience and operations in the United Kingdom, North America, Spain and Gibraltar.

Avelar Creek is at 12738 Avelar Creek Drive in Riverview. From Interstate 75, take the exit for Big Bend Road (No. 246). Drive east on Big Bend Road to U.S. Highway 301. Turn left (north) on U.S. Highway 301 and drive about one mile. The entrance to Avelar Creek will be on the left. Follow the signs to the model center located on Avelar Creek Drive.
