Lennar’s EcoSmart program a value for homebuyers

Along with the monthly mortgage payment, and long after the mortgage is paid off, your new home will continue to require monthly payments for energy use. Those costs can be significant now and it’s hard to imagine that the cost of electricity will decline in the future. That’s the reason why Lennar’s EcoSmart program is such a value for homebuyers, according to Dale Human, senior vice president of sales and marketing.

“EcoSmart is Lennar’s green program,” he explains. “It’s our way of building an energy-efficient home.”

Lennar’s EcoSmart program certainly proves its success with its Home Energy Ratings System (HERS) results. HERS is a national system for inspecting and calculating a home’s energy efficiency. The lower the HERS rating is, the higher the energy efficiency of the home. According to the U.S. Department of Energy, the typical resale home on the market has a HERS rating of about 130, while a typical new home has a HERS rating of about 100.

“Lennar’s EcoSmart homes were rated by HERS and the score was in the 50s,” Human says. “The public might not understand that score if the they have nothing to compare it to, but the HERS rating for homes is much like the MPG rating for automobiles. Our EcoSmart homes are typically 10 to 20 percent more energy efficient than the majority of new homes in the market.”

Human says Lennar’s EcoSmart program is similar to the company’s well-known Everything’s Included program, which saves buyers money by bundling the most commonly requested upgrades into the purchase price of the home.

In developing its EcoSmart program, Lennar took a proactive approach.

“We looked at the entire home as a package, as opposed to just adding individual parts and calling it a green program,” Human explains.

“It’s not about adding one feature or green product in the home, but about looking at the home as a complete and total functioning system. We put a lot of thought into how to build a package, much like our Everything’s Included package, that makes the home more energy efficient than any other home on the market.”

Lennar’s EcoSmart program incorporates energy-efficient home building elements such as low-E windows, Energy Star appliances, hybrid water heaters with heat pump technology and the LP TechShield Radiant Barrier that prevents 97 percent of the sun’s heat from entering the attic of the home.

“I encourage people to visit our quality home models at our Welcome Home Centers to get a thorough walk-through and learn about all the fascinating elements and details that encompass our EcoSmart program,” Human adds.

The EcoSmart package has been part of every new Lennar home built in Central Florida over the past year, including all new Lennar Homes in the 15 communities in the Tampa Bay area where the company currently builds. That includes the newly opened communities of Deerfield Lakes and Verandahs Town Estates in Pasco County.

Human emphasizes that in its Tampa Bay area communities, Lennar has a home that is sure to fit the needs and desired lifestyle of any buyer.

“The EcoSmart program, combined with the Everything’s Included program, makes a new Lennar home the best value,” he adds.

In Hillsborough County, Lennar is currently building new EcoSmart homes in Belmont, Hawks Point, River Bend and Triple Creek in the SouthShore area, as well as Brandon Pointe in Brandon, Wilson Preserve in Riverview, and Live Oak Preserve and Grand Hampton Town Estates in New Tampa.

In Pasco County, Lennar is closing out new home sales in Tampa Bay Golf & Country Club in San Antonio and preselling new townhomes in Verandahs Town Estates in Hudson and single-family homes in Deerfield Lakes in Spring Hill.
